Land South Park Road, Westhoughton

1. Introduction
Outline of the reasons why, the people of Westhoughton and my personal experiences as a Councillor object to the development.

2. UDP Policy
Matters relating to the current and proposed UDPs. Prematurity with the new UDP about to go out for consultation

3. Traffic
Information relating to the proposed A5225 Bypass. The standard being suggested is unsuitable for the purpose. Traffic flow, park and ride scheme, recent RTAs and problems associated with them. Deficiencies which exist in the developers proposals.

4. Ecology
Contains strong reservations about ecology survey done by Developer, provisions for wildlife. Species which utilise the area and the implications for the aquifer of contamination.

5. Long Term Development of the Site
Contains thoughts on Appellants intentions for the whole site.

6. Sustainable Development
How Government policy fits the development. How local residents will be effected by it?

7. A5225 Bypass
Need for a higher standard than being proposed.

8. Other Building Developments in the Area
Other developments must be taken into consideration when reviewing it.

9.Conclusions
Outline of the case for rejection.
